Frequency of Inspections

I am often asked how often a property manager should inspect their properties. The answer to that varies, but it should be no less than monthly. It should occur every time a manager visits the property. What are we looking for? We are documenting in writing and through photographs the condition of the property at the time of the inspection.

We are looking at the exterior of the building (curb appeal). We are looking at the physical condition of the interior common areas and equipment. We are looking at alarm panels, elevator certificates, fire extinguisher dates, lighting, plumbing, flooring, doors, locks, signage, and time lines of recent cleanings. When we interact with any tenants, we are asking how they are doing - what problems are they having, have they been properly fixed, etc.

When we are done with our inspection, we record the details and create work orders. We then follow up on the work orders to ensure that they are completed.

We address all emergency concerns, at the time of the inspection.
